Staging consultation and 20+ page written action plan for the "DIY" intensive in-home consultation up to 2.5 hrs using a detailed multi-page report. We write down everything that needs to be done to make your house stand above the competition. Designed to give you all the expert advice you need to implement yourself. We start with a detailed phone interview to understand the project, research the demographic of the buyer, the style of the home, and what will best suit it to give the greatest return on investment. We recommend highlighting features and tag items for de-cluttering, re-arranging recommended furniture arrangement and flow to optimize the space in each room advise on highlighting positive features, lighting, window treatments, and freshening rooms and accessory arrangement, color, and emotional touchpoints for each space. You will walk away with all the answers, and a priority shopping list to help you complete the design process and set you well on your way to a gorgeous-looking home! This service can stand alone or be an add-on to the consultation that takes the stress out of staging and sets the stage for buyers to fall in love. BLD rolls up our sleeves and starts working on moving furniture, packing, and decluttering to start rearranging the home to optimize the space and put its "best foot forward". You won't believe what a few hours can do. This service can take the team up to 4 hours and includes the areas of greatest impact. Focusing on the main rooms such as the living room, Primary bedroom, and 1 bath creating emotional connection points. We even bring in example accessories to give you a "shopping list" of what to purchase for modernizing your home. If time permits we can tackle other key areas. Ideally, you shop immediately after this appointment while items remain fresh on your mind or we can shop it for you ( see below). Or we can bring in our inventory for you to rent (rentals of furniture and/or accessories not included in the above price). The home must be clean and prepped prior to stage day. Ideally, this service should be done at least 2 weeks prior to hitting the market to accommodate painting or other recommendations required.

        This is for larger homes or those who want to add another bedroom and office or other unique areas to shine. Homes that want to include  5 rooms or more including outdoor rooms. This allows our crew up to 6 hours to transform the space to get your best return on investment.

 Vacant staging is a unique service that requires a consultation all of its own. Consultation $50 paid in advance and projects start at $1295 and up. Minimum 2 weeks advanced notice prior to hitting the market to accommodate painting and other recommendations required before completion. Staging involves many hours of custom planning, pulling inventory for each space, loading, and unloading, and coordinating multiple team components. Any rush jobs will be subject to additional fee's.
